PROJECT DESCRIPTION
The property located at 3 Piazza Cordusio, with a total floor area of 9,300 square metres, and subject to restoration and conservative refurbishment works, consists of two building volumes enclosing the urban block bounded by Via Orefici, Piazza Cordusio, Via Cordusio and Via Armorari. The internal courtyard of the buildings is accessible from Passaggio Centrale.
The building located at the corner of Via Cordusio and Via Orefici comprises two basement levels and seven above-ground floors, while the one at the corner of Via Cordusio and Via Armorari has one basement level and seven above-ground floors. The works involved the overall redevelopment of the property, aimed at redefining the internal layout of the existing spaces. The design and implementation of the building systems were mainly driven by the intention to remove the air handling units currently installed on the roofs. For this reason, the project included the use of groundwater as a thermal source, conceived and implemented from an environmental sustainability perspective, with construction technologies capable of reducing energy consumption and through the use of alternative and renewable energy sources.
The following building systems works were included in the project:
• Heating and cooling system
• Domestic water supply and hot water plumbing system
• Black water and stormwater drainage systems
The systems were partly located on the second basement level, beneath the section of the building between Via Orefici and Via Cordusio, and partly on the first basement level, in the section of the building facing Via Cordusio and Via Armorari. This required the redistribution of the technical rooms serving the new systems. The works were planned in three independently activatable phases, each with different MEP scope boundaries and supply limits.
The building also achieved, through our consultancy for obtaining environmental sustainability certifications, LEED BD+C: Core and Shell v3 – LEED 2009 certification, with a score of 64/110.
