PROJECT DESCRIPTION
The project concerns the refurbishment of the mechanical systems serving the conservative restoration of the mixed-use building (retail and office) located between Via Cordusio, Piazza Cordusio, Via Casati and Via Santa Maria Segreta in Milan, owned by Hines Italia. The property consists of four wings and four stair cores connecting the various floors, with a total gross floor area of 14,800 square metres.
The building comprises seven above-ground floors and one basement level.
The general layout can be summarised as follows:
- Basement level 1: area occupied by plant rooms and storage spaces, as well as part retail area;
- Ground floor: area including two shared lobbies overlooking Via Santa Maria Segreta, as well as retail spaces;
- First floor: retail areas;
- Second, third, fourth, fifth and sixth floors: office use. The sixth floor also houses, in its internal portion, the technical plant rooms serving the mechanical systems;
- Roof: area designated for the installation of the photovoltaic system.
In addition, dedicated technical rooms are located on the various floors.
The following building services works fell within our design scope:
- Summer and winter HVAC system;
- Domestic water supply system for cold water, domestic hot water, and dual water network;
- Black water and stormwater drainage systems;
- Firefighting water system with hydrants/extinguishers;
- Automatic water mist fire suppression system;
- Ventilation and smoke extraction system for storage areas and the basement retail area;
- Automatic control and supervision system.
As some of the commercial areas on the ground floor of the building had remained operational, or had started operating before the completion of the works, it should be noted that plant operation and functionality were fully maintained throughout the MEP refurbishment works.
The Cordusio 2.0 project achieved LEED Gold certification under the LEED 2009 for Core and Shell Development protocol, with a score of 69 out of 100, confirming the building’s high environmental sustainability standards.
In addition, the building also obtained Fitwel Workplace certification (v2.1) with a score of 90 out of 144, achieving a 1-star rating, further confirming the attention paid to occupant wellbeing and health.
