HVAC SYSTEM DESIGN

To ensure the well-being of occupants, it is essential to create an environment with comfortable thermo-hygrometric conditions.

Tekser’s qualified designers have developed extensive experience in the sector and provide high-quality services with innovative engineering solutions capable of ensuring the required design conditions, combined with occupant comfort and the necessary operational performance.

Tekser’s engineering expertise includes climate control systems for civil environments and air conditioning systems for industrial buildings, where traditional system models are adapted to the specific needs of each project, in full compliance with current national and international regulations.

DESIGN OF PLUMBING AND DRAINAGE SYSTEMS

Tekser continuously researches innovative solutions for potable water supply systems and drainage systems, prioritizing methods to reduce water consumption, such as rainwater harvesting, dual piping networks for toilet flushing systems, and on-site stormwater management solutions including soakaway pits, drainage trenches, and blackwater treatment systems (constructed wetlands / phytoremediation).

The demand for domestic hot water is generally integrated with renewable energy systems (solar thermal and geothermal heat pumps), with particular attention given to identifying solutions that prevent bacterial growth in storage systems (Legionella).

FIRE PROTECTION SYSTEM DESIGN

Comfort and well-being cannot exist without safety. For this reason, Tekser complements its design services with specific expertise in fire protection systems, integrated with the most modern detection and alarm technologies.

Experienced professionals adapt the most suitable fire protection solutions to each situation, referring to the main regulations, technical standards, and current national and international codes (fire prevention technical rules, UNI standards, NFPA standards, etc.).

Fire suppression systems with hydrants or automatic sprinkler systems, as well as gas, foam, or water mist extinguishing systems: those who rely on Tekser can be assured of the professionalism and attention with which fire protection systems are designed and implemented to safeguard the building.

ELECTRICAL SYSTEM DESIGN

Tekser designs power and lighting systems aimed at supporting electrical energy demand, according to the client’s requirements and in full compliance with current regulations related to the intended use of the spaces.

The design experience gained by Tekser’s professionals across multiple and diversified sectors allows the company to support clients from the proposal stage, optimizing both costs and implementation times of the systems.

Each project includes an energy distribution system extending to the user’s field terminals. The distribution system is also sized to ensure safety and to maintain the efficiency of both the installation and the people who use it.

SPECIAL SYSTEMS DESIGN

Tekser designs special systems in both the security and safety fields. The level of security of the systems designed is correlated with the intended use and the client’s needs, while ensuring strict cost control.

Intrusion detection, access control, video surveillance, anti-shoplifting, tamper protection, and similar systems are developed either individually or as highly integrated technological systems.

Smoke detection systems and voice evacuation systems ensure, where required by regulations, the safety and protection of people.

Videoconferencing systems, simultaneous translation systems, home theatre systems, and similar technologies allow system integration in specialized applications.

Structured cabling systems for voice and data ensure the creation of a hardware network through which information flows necessary for the management and operation of the facilities can be conveyed.

LIGHTING DESIGN

Lighting systems designed by Tekser use the most innovative technologies to increase comfort and reduce energy consumption.

Tekser proposes lighting management systems that take advantage of natural light to ensure optimized use of the installation and user comfort, in full compliance with current standards for indoor lighting (UNI EN 12464) and outdoor lighting. Tekser continuously monitors new products available on the market and provides clients with cost–benefit analyses related to the adoption of new technologies.

Tekser uses specialized software to perform lighting calculations, allowing clients to preview the final lighting conditions of the system during the design phase.

ACOUSTIC DESIGN

Noise pollution is an issue that significantly affects quality of life in urban environments.

Tekser is able to assess the acoustic impact of a structure in relation to the surrounding environment through testing, simulations, sound level measurements, and exposure level calculations.

Tekser specialists ensure the mitigation of any noise disturbance, making both the building environment and the surrounding area more comfortable, acting on both the passive acoustic performance of the building envelope and the systems to guarantee optimal comfort.

BIM DESIGN

In the new BIM methodology, the digital model—composed of a 3D geometric representation of the structural, architectural, and MEP components of the building or infrastructure, together with an information database populated with data related to the project components—replaces, fully or partially, the traditional design documents such as 2D drawings, technical sheets, material lists, technical specifications, and similar documents.

Tekser, thanks to the development of the necessary expertise and the acquisition of adequate hardware and software resources, is able to develop MEP design through BIM modeling according to the required Level of Development (LOD) in the different phases of the project.

The starting point of the BIM methodology is BIM Authoring, that is, the process of creating a digital model of the building through dedicated software.

The BIM process makes it possible to obtain information-rich models capable of optimizing the exchange of information during the design phase. Through a continuously developing database, the models contain geometric, quantitative, and qualitative information about the project, becoming an important support tool for the preparation of project documents such as 2D drawings, technical sheets, technical specifications, and material lists. It also allows the transmission of a model in the open IFC format containing all the necessary information.

The BIM methodology enables the generation of data and information starting from the design phases through to building management, through the digitalization and management of all relevant information related to processes, benefiting all stakeholders in the construction supply chain, particularly contractors and clients.

The advantages of BIM available to all operators in the supply chain are tangible and can be summarized as follows:

• Operational efficiency in integrated design phases
• Reduction of costs, time, and design changes
• Reduction of the gap between the contract award price and the final project cost
• Greater profitability, transparency, and customer service
• Improved design quality
• Reduction of opacity in procurement processes
• More accurate and reliable financial offers
• Greater accuracy in decision-making processes

In this field, Tekser and its technological partners are able to provide clients with all the consulting services necessary to fully leverage the advantages mentioned above, in the field of MEP systems supporting the entire integrated design and construction cycle.
