PROJECT DESCRIPTION
The building systems have been designed in accordance with the highest certification standards, while ensuring significant energy savings, ease of management, and operational flexibility.
In particular, the air conditioning of most office spaces is provided by a metal radiant ceiling system, which guarantees a high level of indoor comfort in both heating and cooling modes. This system also incorporates acoustic solutions, automatically ensuring an acoustically comfortable environment.
The remaining spaces dedicated to special services, such as training rooms and the cafeteria, are instead served by all-air HVAC systems with dedicated units for each zone or by fan coil systems.
Fresh air supply is managed by several high-efficiency air handling units equipped with heat recovery systems, operating throughout the year during building occupancy.
Thermal and cooling energy is provided by multi-purpose units, capable of simultaneously producing hot and chilled water throughout the year with high efficiency.
Potable cold water supply is supplemented by rainwater harvesting systems, collected in storage tanks and used for irrigating green areas and for toilet flushing in the restroom facilities.
Domestic hot water is produced by high-temperature heat pumps, also achieving high levels of efficiency.
The electrical systems design includes the construction of a medium-voltage/low-voltage (MV/LV) transformer substation serving the entire building. Indoor lighting is provided through the use of LED lighting fixtures with DALI communication standard, enabling the creation of multiple lighting scenarios.
The building is equipped with a Building Management System (BMS) allowing integrated management of all technological functions of the building, including access control, security systems, fire detection, lighting, HVAC, and more. A distributed IP-based architecture is envisaged, with controllers dedicated to the management and monitoring of fluid production through the relevant interfaces: M-Bus for metering devices, Modbus for power analyzers, and KNX/DALI for lighting control.
All information related to the various subsystems composing the BMS architecture will be accessible from a supervision workstation installed in the building control room.
A photovoltaic system with a capacity of 56 kWp is installed on the building roof.
MEP Works Supervision Activities (DLI)
The Mechanical and Electrical Works Supervision (DLI), supporting the General Works Supervision (DLG), was carried out during the installation phase through periodic site visits performed by our specialist engineers, with a frequency agreed upon with the client.
During these activities, it was verified that the works were executed in accordance with the issued construction design and the relevant technical documentation. Assistance was provided through periodic site inspections rather than continuous on-site presence.
The DLI acted as a technical interface between the Client and the Contractor, with the objective of ensuring the correct execution of the MEP works in accordance with good engineering practice and sound construction standards.
During the construction phase, the following main activities were performed:
- verification of the correct execution of MEP works in accordance with the construction design;
- issuance of technical instructions and operational directions to the contractor during site inspections;
- periodic monitoring of the progress of installation works;
- support to the General Works Supervision in monitoring compliance with the project schedule.
The MEP Works Supervision activities were also supported by back-office technical activities carried out throughout the entire project duration, including:
- assistance to the General Works Supervision in the multidisciplinary coordination of MEP activities;
- participation in technical meetings with the contractor for the development and coordination of the construction design;
- review of the construction design prepared by the contractor;
- review of submittals related to materials and MEP components proposed by the contractor.
Assistance with Functional Testing of Building Systems
Within the scope of the MEP Works Supervision activities, assistance was also provided to the contractors during the execution of functional testing of the building systems.
Verification activities were carried out in compliance with the applicable regulations and established engineering best practices, supporting the contractors in the correct execution of the tests and in the verification of system performance.
On behalf of the Client, the MEP Works Supervision also performed technical oversight of the MEP contractors during the verification and testing activities under their responsibility, ensuring the proper execution of the tests and the compliance of system performance with the requirements set out in the project documentation.
