PROJECT DESCRIPTION

The intervention concerned the refurbishment of the building at Via del Lauro 7.

The property is an 8-storey building above ground, accessible from the internal courtyard with entrance from Via del Lauro 7, plus two basement levels. The floors are mainly occupied by office spaces, with the exception of a library, including storage on the first basement level, and an internal gym. The second basement level and the roof are currently occupied by technical rooms and plant rooms serving the building.

In general, the intervention includes:

  • Replacement of the generation systems and internal MEP modifications to ensure adequate comfort throughout the building
  • Removal of the plant systems from the roof
  • Refurbishment of the reception area and restroom areas according to the Tenant’s requirements
  • Construction of an additional upper floor, subject to feasibility verification
  • The necessary structural works resulting from the construction of the additional upper floor

Activities performed

The professional services entrusted, by way of indication and not exhaustively, included:

  1. Preliminary MEP design for the building
  2. MEP design for the subsequent phases following the preliminary stage, namely detailed design and construction design, according to the scenario selected by the Client
  3. MEP design required for approvals by all competent authorities in order to obtain the appropriate building permits for the execution of the Project
  4. Preparation of a complete design package for the tender phase
  5. Assistance to the Client and the Project Manager during the tender phase
  6. Assistance to the Client, the Project Manager and the Works Director, both general and specialist for each discipline, including structures and MEP systems, during the construction phase, including support in obtaining all final certificates and documents required by law and by standard construction industry practice, such as the certificate of completion, occupancy certificate, fire prevention certificate, as-built documentation, works dossiers, and operation and maintenance manuals.
